Which savings quietly cost you more?

Why does nobody agree on the cost? · Episode 20
Uwe Schmidt-Hess with Tina Patel and Bart Kolosowski

A cheaper survey, a confident first quote or a faster programme can look like a saving. What happens when the missing detail catches up?

Architect Uwe Schmidt-Hess joins Tina and Bart to trace the decisions that quietly add cost—and the early checks that help your money improve the home.

You saved on the survey. Now the bed will not fit.

Uwe explains why a measured survey needs to suit the design work ahead. Missing levels, sections or reliable dimensions leave the team filling gaps, sometimes after design has already progressed.

Bart describes walls being built from one end of a room, only for the space left at the other end to differ from the drawings. The consequence can be demolition and rebuilding rather than a small correction on paper.

Ask your architect to define the survey information required before seeking prices. Compare what each survey provides, because the cheapest quote may leave expensive work for later.

Before you buy, test the home you hope to create

A building survey describes the property you are buying. Uwe makes the case for another question: can it become the home you have in mind? Planning history, ownership requirements and the existing structure can limit the options.

Tina recalls loft ambitions running into insufficient headroom. What seems like one extra bedroom can become changes to ceilings and windows elsewhere in the house.

If a purchase depends on an extension or conversion, seek suitable advice before relying on it. Test the intended changes, not simply whether the current house appears sound.

The sunny garden spot may be worth more than extra floor area

Uwe asks homeowners to understand their property before chasing a picture from a magazine or a friend’s house. A larger extension can take away the part of the garden you most enjoy.

The hosts also explore open-plan layouts: connection and light may improve, while noise and competing activities become harder to manage. Family needs change, so today’s arrangement should leave room for tomorrow.

Describe the way you want to live before specifying a solution. Test options against your plot, daily routines and priorities so the investment buys a useful home.

A faster programme and tougher terms can raise the price

Uwe explains that contractors may price the risk created by demanding contract terms or an unrealistic completion date. Protection has a cost, and the effect is not always obvious in the total.

The conversation also follows late design changes through fabrication, completed work and extra time on site. A change that seems free can still carry consequences elsewhere.

Agree a realistic programme and suitable contract with your advisers. Before approving a change, ask the team to explain its full cost and timing impact, not just the price of the item.

Three decisions to take into your project

01  Investigate before committing.

Test the proposed project and existing building before basing a purchase or design on assumptions.

02  Compare scope as well as price.

Check the information and exclusions behind surveys and early contractor figures.

03  Resolve choices before work starts.

Use a realistic programme and coordinated design to reduce changes, waste and added time.

The full conversation

Architect Uwe Schmidt-Hess, founder of Patalab Architects, joins Tina Patel and Bart Kolosowski to discuss decisions that add cost without necessarily improving a home.

The full conversation follows the project from pre-purchase advice and surveys through brief development, structural options, early contractor estimates, contract terms and on-site changes. Uwe closes with the value of a team working in partnership.
